If I was to sell my house as my ex wife left 9 yrs ago but still on the mortgage would I have to tell her ? And would she have to sign paperwork for me to sell ??

Yes you would and there is not really anyway round it.

Property developer - not estate agent (God forbid)

Not an estate agent, but I'm married to one now and have been divorced before. You will need your ex. to sign off on all the paperwork if she's still named on the deed and/or mortgage, or have her sign off on paperwork removing her name.

If you're divorced, it should've been taken care of when you were in court for the divorce, so check that paperwork to see if she signed away rights at that time. If you're just estranged, then you'll need a lawyer help you get this done with her in absentia, but there may be legally required efforts to contact her before they let you do this so, if you know where she is, they probably will make you have her sign.

Also, she may still have claim to 50% of the house even if you've been making all the payments. You need to tread very carefully here.

Burton is still going. They've just closed a load of struggling stores. I often wonder how they feel driving pool cars covered in company advertising.
