I think you are correct about the CPO. Sainsbury’s are in a financial mess nationally, why did they ever acquire Argos? My brother-in-law worked for them years ago when they acquired Homebase ( that went well didn’t it) I can see several stores closing, so presumably want to eke out as much as possible, not trying to defend them at all

Agreed, the Argos acquisition was mental. I can only assume they did so as for some reason they may have seen value in the online side of the business, even though Argos have a terrible online business. The creation of store pickups wasn't actually a bad idea as such, drive more footfall and by extension increase sales, but I would guess the outlay and investment for what, really, is a degenerating legacy brand was never going to be recouped.

It does seem that way – see who blinks first, but if the council are going to get involved they will get a nasty surprise if hit with a CPO. Although I'm sure that would then lead to legal action and therefore even more delays...

I have no doubt it will get built though, unlike others on here. It's just a matter of when, not if. Academy construction appears to be going very well, which to me, is even more important for the long term than the stadium project.

Looking at the timescales of Tottenham's stadium.

2008 - Plans Announced
2010 - Plans approved
2012 - Haringey raise CPO on Spurs's behalf
2014 - Government confirm CPO
2015 - CPO appeal chucked out as there are "compelling grounds in the public interest"
2016 - Work begins
2019 - Stadium Opens.

We seem to be where they were in about 2010. Spur's stadium included about 200 flats and a community centre so had a bit more weight behind it in terms of public interest.

Sainsbury's are probably asking for money to cover the value of the land, plus what ever they think it will cost us to prize it off them through the courts. Parking spaces are very very valuable to supermarkets.

It could be helpful if people start liking and sharing the interview with Parish and commenting about Sainsbury's holding the club to ransom it might get some helpful negative attention.

They have just released a lovely community spirited Christmas video. Let's see if they are actually willing to help an inner city community or if its all just an act.

Trying to read between the lines of SP's latest video, the academy is the most important thing at present and the stadium development a longer term project which is some way from being built.

Like you I think it will be built but touch and go whether we will see it begin before 2025.

My money is on Sainsbury's dropping there demands in the next year. With either the current climate affecting there store or a threat of a CPO.Just a thought I wonder what would happen to our current stadium plans if Sainsbury's actually closed the store ? Which I would imagine is not out of the question.

'We are exploring other options with the council' sounds like a CPO could be threatened if Sainos don't play ball.

That's exactly what I took that comment to mean. In fact I think it's all it can mean - the only other thing he could be talking to the council about would be a new planning application with a design that excludes sainsburys land, but that seems highly unlikely. Just can't see how such a scheme would work.

Interesting that SP should all but announce his intentions publicly like that too. Obviously intended as a shot across the bows for sainsburys, who will be well aware that the council supporting cpfc by issuing a CPO is not just a theoretical possibility but now the most probable outcome if a price is not agreed amicably. The recently agreed section 106 means that the new stand is demonstrably in the public interest, and that's the test for a CPO.

Good knowledge. I'd agree – it's good to hear as it means finally palace appear to have the upper hand in this insanely complex and protracted process.

Im not so sure sainsburys are struggling despite the argos closures. The supermarkets are doing very well out of this pandemic. With no pubs and restaurants theres no where else to spend money! And now they will have a monoploly on selling all the christmas tat and landfill.

Its annoying to hear they are holding us to ransom over the main stand. Its a shame we cant apply some fan pressure like we did with Lloyds ... they wont like any negative publicity. Probably not the best time for any demos though !

The value of the land is a drop in the ocean to Sainsbury’s. Their own surveyors will be dealing with land assembly matters like this all the time so they are not naive enough that they don’t know what is coming. All the time negotiations are possible however they will hold out for maximum value as time is their friend.

Palace will have probably exhausted reasonable offers for the land and hence why the request to the council to CPO what is required. Personally I would buy the entire store from them. It would cost no more than one average player and would give us total control of the future of that stand. They could even lease it back to Sainsbury’s in the short term leaving Sainsbury’s free to find another site nearby to build a new store should they feel wedded to the area.

This may appear a complicated and time consuming procedure to those not involved in commercial property deals, however it is pretty much the norm.

Thanks for the information. The acquisition of the store would, indeed, many more opportunities to improve the ground. To much to hope for?

No I don’t think so. Having control of the entire site hugely increases the value of their investment, so to me it makes perfect sense.

Makes sense.

We could demolish the store and offer Sainsubur's a lease on a new one that is built within the stadium requirements rather than the other way. The current store is tired so Sainsbury's would get a nice new shiny one.

I think Sainsubur's are struggling they just announced a Ł137m loss, parts of the business are fine but with the future uncertain I would look for a deal with palace.
