She should have knocked neighbours door, told them to be careful as someone tried to break in the back of her house, the cheeky buggers even stopped for a drink on the garden furniture! Tell them the police have been and she got cctv set up, but be careful because they could come to you! Its a hard one cos if the neighbours are low lifes, which you imagine they are, they could be up all night playing music if they think the neighbour is a "grass", and that won"t end well.

leave out a bottle of wine on table , in a nice cold ice bucket, bottle opener , glasses etc(pre injected through cork, with eye drop solution)
leave BIG note '' please dont drink my very expensive, lovely wine''
come home late and watch the cctv footage of unwanted visitors s***ting themselves & vomming after the eye drops kick in.
repeat next day.

Also mention that the cousin with HIV might have left a sharp on one of the seats and it looks sat on. But it's OK as I've binned it now so please stay quiet or I will be in trouble. That'll do the trick.
