Sounds like the ol countrys come a long way since the stone floor and no running water of my grandparents days!

My nan had an outside toilet. As kid I could hold my sphincter very tightly when visiting in the winter.

Newspaper cut into squares and hung on a nail in the wall. Simpler times.

Too right. Basically the issue with the engineered Oak is that it looks like a laminate but costs a bomb.

'quick step ' laminate / flooring is pretty good.
mid range, no glue.
good range accessories.
Ive used it in last couple homes.
jewsons stock it or get direct online.

So did my Nan in her Tooting flat. This would only have been the seventies. Hard to imagine now.

He said his nan's outside loo was in her flat though, so maybe not as bad as it sounds

Wood flooring is best. But prone to scuffing.
And why put wood flooring in a rented flat ?
Go for laminate

B&Q and Wickes both do a laminate that has a textured wood finish, which looks and feels much nicer than the bog standard shiny laminate, and it's only a little more expensive. I'd recommend the foam underlay as it's considerable quieter than the wood fibre stuff. I accidentally bought some of the latter and thought it wouldn't make much difference but it sounds like a herd of horses galloping around when someone is in the upstairs bedroom
