Have a couple of properties. Think you can still serve the notice but not enforce until March. Since you have to give 2 months probably worth getting on with it. My worry is the comments about the contract and whether or not it's an AST. Sorry think you're gonna need that solicitor. Any sensible compromise should be considered.

Thanks for comments and advice .Just to clear up a few points which I probably should have explained better.He the Tennant is not just been thrown out the fact remains I have to get the flat rewired,and need to get mortgage redeemed .I gave him ample notice by email in March of my intentions but he declined to answer my emails .As a good landlord I was trying to improve the property and hoped he could find somewhere temporary while work was been carried out .Now he doesn't want to leave and my mortgage needs to be redeemed as well .So this is why am having to serve a 6a notice and get a solicitor involved all at my cost.
