There is something to say about getting out of London. My neice has been trying to sell her Wandsworth flat for months, but there are loads for sale and she only got one viewing. She has reluctantly rented it out instead. Compare that with anywhere south of Croydon where prices are shooting up and selling like hot cakes.

As for a crash, that will wholly depend on interest rates. If they suddenly shoot up to 5%-6% then expect to see a load of keys handed into building societies and banks and a rapid softening of prices.

If you own a flat in London youíre in trouble - better to hold rather than sell at this point. Houses doing alright. Iíd also dispute the south of Croydon cut off, we recently had ours revalued and itís increased 10% over the last 12 months, and thatís probably the conservative end of the spectrum.

I see the whole Ďmove to the burbsí is a temporary trend rather than a permanent shift. Yes we wonít be going back to every company demanding being in the office five days a week but most will want people in for a minimum of 3 or 4 days a week within the next 12 months, and expect employees to be living a commutable distance away. Once cities start opening back up again there will be a flip back. This whole narrative of Ďcities are deadí is massively overblown.

The people working for a lot of big city corporates who have taken the risk of selling up and moved three hours away in the expectation of permanent WFH are going to have a bit of a shock over the coming months.

Indeed, Croydon was very busy today, and thats with most shops still closed, urban towns will always be busy.

I used to put the manager's name in front of Red and Blue but got fed up with changing it. If someone cool becomes our manager then maybe..

Up north throwing a few stones maybe. Try not to get caught out with revealing questions in places like Dundalk. Mass is not what it used to be, hardly anyone cares. The old dears and the Poles mostly.
Everytime I go to Croydon, I see them kneeling and shouting at that corner near the Whitgift, on my way to the pub of course. In my prime I would give them a bit of banter - these days I just ignore. I don't find it particularly intimidating, more entertaining than anything.
