I suspect it will be worked out as there isn't going to be any other users of the stadium. I also don't see it being rezoned as residential but I could be wrong. What I can say is the area is a dump - unless it's drastically improved since I was last there. I'm presuming it's probably worse.

It’s a decent ground and reasonably located. s*** area - maybe, but relative. Look what’s around Villa Park.
