That is exactly what Palace will do for the current tenants. The residents themselves will be rehoused very locally. However, once the residents are looked after, it is still also unacceptable to the Council to demolish 6 houses unless the 6 physical homes are replaced with 6 new build houses, because otherwise the Borough is 6 houses 'down'. So 6 new 'substitute' homes have to be built somewhere. They have to have this policy otherwise all sorts of development would take place across the Borough and the overall amount of housing stock would be depleted. Edited by dorking (14 Feb 2018 5.51am) Thanks. That makes sense but I don't really see why the timescale for building replacement houses should affect the timescale for building the stand. Surely, once compensation is paid, it is just a question of time before land is aquired and the houses built. Do the club have to be involved in that as well?

I think Br*ghton would be very lucky if they were allowed to expand further, due to the proximity of the Green Belt, and surely the extra pressure on one tiny station and a concentrated bit of the road network. As for Palace's application, been looking at the geotechnical report, aside from all sorts of ground problems, the Holmesdale basement is apparently in 50mm of standing water (ie flooded), although this is not clear if it is down to underground water sources or just from other sources - for example it mentions water running down the walls! Not apparently IT IS...has been since it was built.

Given London house prices I would suspect that it is far cheaper to rebuild than try to buy six houses - especially given that these need to be family homes. There is a 3 bed terraced house going in Holmesdale Road at the moment for £435,000 and that's one of the lowest prices in the area - other's are up to £550,000. If you want four beds then scale it up more. So maybe £3 million at least to buy six properties and then they will all have to meet council standards for health and safety and such like. No doubt there would be all sorts of accessibility legislation to meet as well. I can't imagine a rebuild would be more expensive as it is far easier to build to meet current requirements? Any builder types who could advise? One of our Associate directors is one of the largest landlords / property developers in London...I would've thought he'd have been approached for one of his current sites to build upon...if not then we should be!

Given we're rehousing the current residents, are the new houses the "price" the club has to pay? Couldn't the club buy 6 houses locally, place the new residents in them, and then handover the deeds to the council? That would leave the overall amount of council housing stock untouched.

Yep. It's not about the number of council houses so much as the total number of houses full stop. London just can't lose houses regardless of whether they are private, council, rented or owner occupied.
