Areas that have been regenerated, rejuvenated, or gentrified are the equivalent of people who win "the most improved player" award at the end of season party. All it means is they are slightly less s*** than one were, but still dreadful. Anyone getting excited over boxpark, or shopping centres and the like should seriously revaluate what makes a place good.
